How To Sell Your House Fast This Summer

This week's post titled "How To Sell Your House Fast This Summer" will make sure the for sale sign in your yard doesn't stay there for long.

When you list your home for sale, you want it to sell as quickly as possible – especially if you’ve already found your dream home and need to move in as soon as possible.  You hope to see buyers scheduling showings and following up with offers quickly. According to the National Association of Realtors, the average home is on the market for four weeks which means more people look at a home in the first few weeks on the market than at any later time. With this in mind, you want to appeal to buyers from the start.   Here are some great tips to help you sell your house fast this summer!

  1. Work with a Realtor

The same study from the NAR showed that almost 90% of sellers work with a real estate agent to sell their home. An agent who knows your neighborhood can help you design an effective marketing plan to bring in buyers. They will also list your home on the MLS, which is where most buyers look for homes. It may be tempting to simply list your place on Zillow and call it a day, but you risk losing out on precious time.

  1. Select the Right Price For Your Home

Some experts tell you to price your home low for a quick sale, while others say that a low price makes buyers concerned about the condition of your home. Many sellers also use the strategy of setting the price too high, thinking they have more room to negotiate.

In reality, none of these psychological ploys are ideal. A home that is priced just right will sell faster. Buyers won’t feel the need to try to get the price to come down or worry that there’s something wrong with the property. And you don’t alienate potential buyers by pricing them out of their search criteria with an expensive listing. By starting off with the right price, you encourage offers that close to or at your asking price, which not only speeds the process along, but can potentially result in multiple offers.

  1. Take Care of Home Improvements Before Listing

If you know your home needs some repairs, especially cosmetic issues, take the time to fix those before you put it on the market. Show your home’s best face from the beginning. It’s also smart to get a home inspection to find out about any potential issues that could derail the sale. Decide to either fix them before listing or reduce the price and acknowledge the problems up front. When you include the need for repairs in a disclosure on the listing, you only attract buyers who aren’t afraid to take on the challenge of a fixer-upper.

  1. Stage the Home

Homes that are staged sell in 11 days or less on average and bring 17% more in the price, according to a study from The International Association of Home Staged Professionals. When you stage a home correctly, you show buyers the full potential of the space.

Staging doesn’t require you to buy or rent new furniture. It does mean you take the time to declutter the home, reorganize the space and remove personal items. The goal of staging is to help buyers see how they can use the space and make it their own.

  1. Let Buyers See the Home

This seems like an obvious statement when you want to sell your home, but it’s an important point to drive home. Buyers want to see a home before they make an offer, and if your home isn’t available, they’ll move on to the completion. Be willing to have your house shown most of the time with little notice, and set reasonable limits as to when it can’t be shown.

Host open houses with your agent. If they don’t have the time to schedule one, be willing to host it yourself. The more available your home is to buyers, the quicker you will get an offer. Open houses allow buyers the opportunity to see the home without feeling pressured to make a decision. At the same time, they will see other buyers showing interest, which could encourage them to make a move sooner.

  1. Offer Incentives To Buyers

If you have a potential buyer or hope to get one quickly, you can offer incentives to get them to take the next step and put in an offer. You can offer to pay closing costs or include an allowance for any updates that may be needed. Be flexible with the closing date to give them extra time to sell their own home or allow them to move in early.
